Why the SBMLS is not freezing days on Market

The SBMLS Board of Directors has decided not to move forward with a freeze on Days on Market (DOM). The Board examined all considerations around this issue and strongly feel that this is the best approach during these unprecedented times. Freezing DOM distorts the accuracy of the data in the system. It is important that we maintain this data to understand the true impact of the COVID pandemic on real estate.

This decision is also consistent with many MLS’s in California and around the county, including the largest MLS in the country, California Regional MLS. They recently put out a blog post with many of these same points. The Council of MLS (CMLS) provided the following guidance to the MLS, “Listings and their marketing should be transparent to the consumer and in line with current local rules. Days on market calculations for an “active” listing should not be altered if the property is available to be sold and is being actively marketed. MLSs should utilize RESO’s standard statuses within their systems and provide clear guidance to members on how to best classify listings within existing rules. Current and historical data accuracy requires that we document today's marketplace activity accurately.”

The Code of Ethics requires that REALTORS® present a true picture in all of their marketing.  Your Board of Directors did not want to intentionally create false information by altering the information in the MLS.

If you would like to stop DOM you can change your listing status to Withdrawn. The Withdrawn status means a valid listing contract is in effect, however the property is no longer being marketed. A listing can be changed back to Active from a Withdrawn status. DOM will not calculate during the time it is withdrawn.
