The MLS Committee and the Board of Directors have reviewed the coming soon policy to ensure that it presents a true picture of the advertising and marketing of a listing (and to be more consistent with other MLSs throughout the state). They determined that we are not displaying truthful information to consumers under our current policy that allows showings while not accruing days on the market.

The purpose of a coming soon listing is to inform other agents of the listing while it is being prepared for marketing and showings. Days on Market (DOM) are not accrued while the listing is in a coming soon status, yet our current policy allows the property to be shown during this time.  A DOM of 1 day is not accurate if the property has been shown for several days or weeks. 

Effective immediately, a listing in the Coming Soon status may not be shown. If the property is ready for showings it should be an Active listing. If your client does not want the listing to be syndicated to public portals you can opt out of internet display. This can be done on the Distribution tab of the listing maintenance screen.
