Fractional Ownership listings (often referred to as Co-ownership listings) are to be added under the Residential category and the Fractional Ownership property type. The Public Remarks should clearly state that the property is a co-ownership listing and co-ownership text should be inserted on the primary photo. The list price should be the share price. Lastly, each share should be listed separately in the MLS to accurately reflect the sale of all shares. For example, if 8 shares of a property are for sale, the list price will be the 1/8 share price and 8 listings will be added to the MLS. The copy function under the Add/Change menu can be used to create duplicate listings. We recommend excluding the duplicate listings from internet display under the Broker Distribution settings to avoid confusion on public search portals.
