REALTOR® Membership

What defines a 'Broker'?

A Broker joins the Association as a “Designated REALTOR®” and must be the company’s sole proprietor, partner, corporate officer, or branch office manager acting on behalf of a principal. The Designated REALTOR® is accountable to the Association for all duties and obligations of Association membership and must have the authority to bind the company in arbitration. 

Some key member benefits include:

  • Automatic membership in the California Association of REALTORS® and the National Association of REALTORS®
  • Use of the “REALTOR®” designation
  • Access to zipForms, legal advice, health insurance, education courses and seminars
  • The opportunity to serve on committees, attend Association-sponsored events, and network with your peers

This membership does NOT include FlexMLS participation or SentriLock key access. 

Annual Association Dues: $718


This includes National, State, and Local dues. Dues owed at the time of joining are prorated by month, and will also include a $300 application fee for Santa Barbara and $200 California processing fee. 

Brokers are also assessed NAR & CAR dues times the number of non-member salespersons, if any, in their office. The Association will bill the agents directly as a courtesy, but ultimately the Broker is responsible for the payment of those dues.

Multiple Listing Service

The MLS is the organization that provides information regarding property sales in the Santa Barbara service are (not the entire county)

A Broker joins the Multiple Listing Service as a "Participant" and must be the company’s sole proprietor, partner, corporate officer, or branch office manager acting on behalf of a principal. The Participant is accountable to the MLS (and Association) for all rules and regulations of MLS participation and must have the authority to bind the company in arbitration. By participating in the Santa Barbara MLS, you are agreeing to the rules and regulations at stipulated in the application, and the links below.

This participation to the MLS does NOT include REALTOR® or SentriLock key access. Access to SentriLock can be setup for an additional cost after joining.

Semi-Annual MLS Dues: $325

Billed every January 1st and July 1st. Fees owed at the time of joining are prorated weekly and will also include a $300 one-time application and $850 office participation fee in addition to the prorated MLS fee. If joining during the billing period, continuing membership fees for the next 6 months will be applied.

We need a Letter of Good Standing from your primary Association, and proof of identity such as drivers license. After you email your application in, our Membership department will reach out to collect a method of payment and to answer any questions you may have. (We do not take Discover cards)
