Housing affordability is not a new conversation in Santa Barbara. We talk about it constantly. We talk about the need for housing for people who work here, housing for young families, housing for seniors, housing for teachers, housing for public safety workers, and housing for the next generation of Santa Barbara residents.

Buying or selling a home comes with a lot of moving parts: contracts, inspections, loan documents, disclosures, escrow deadlines, and large sums of money changing hands. That is exactly why real estate transactions are attractive targets for cybercriminals.

These days, buying your first home can feel less like a milestone and more like trying to push a stone up a hill. Affordability and inventory are lower and buyers who can qualify for a mortgage often struggle with the upfront cash needed for a down payment and closing costs.

That is why the proposed First-Time Home Buyer Empowerment Act deserves attention.

That includes renters seeking stability, but it also includes homeowners, housing providers, builders, lenders, planners, and those helping families purchase their first home. Housing is not a single-interest issue. It is a system.

If you read national stories about housing, you already know Santa Barbara is often listed as one of the most expensive places to live. What you probably don’t hear is that our conforming loan limit is lower than many nearby counties where homes actually cost less.

Another summer has come and gone, and just like that, school is back in session. My family wrapped up our summer with a once-in-a-lifetime adventure traveling through Africa for a few weeks.
